Establish an effective management team.

Advise on the selection requirements and duties of site staff.

Advise on all matters relating to the management of buildings and facilities.

Carry out day to day management - a monthly report will be submitted to the Client.

Advise on maintenance, running costs, service charges and sinking funds.

Keep accurate property income and expense records/accounts.

Engage and supervise builders and contractors for any required repairs.

Prepare specifications for new works, source estimates, submit recommendations to the Client, instruct and supervise contractors.

Conduct regular inspections of the facilities and ensure strict compliance by tenants/occupiers with all by-laws,regulations, and terms of agreement/lease.

Advise Client on other miscellaneous matters including objection to rating assessments and valuations for insurance cover, as and when directed by the Client (separate fee to be mutually agreed on).

Represent the Client at meetings, negotiations and discussions with governmental departments or statutory bodies if required.
